Commission Information
Beginning in 2024, real estate regulations have changed. Buyers are now generally responsible for paying their own agent’s commission, whereas in the past, sellers typically paid for both agents. However, some sellers may still offer to cover part or all of the buyer’s agent commission. In such cases, the buyer is only responsible for any remaining unpaid portion. This varies by property, and we will assist in verifying any seller-paid commission and negotiate on your behalf.
Compared to the traditional 3% buyer’s agent fee, our commission rate of 1% to 2% offers significant savings. For example, on an $800,000 home, you could save between $8,000 and $16,000. A buyer representation agreement, including all commission terms, will be reviewed and agreed upon before we begin working together.
While some buyers may consider purchasing a home without representation to avoid paying a commission, this approach carries significant risks. Without a dedicated agent advocating for your interests, you may lack access to critical market data, miss important contractual details, or face challenges during negotiations and inspections. Listing agents represent the seller and are not obligated to protect the buyer’s interests. Without professional representation, buyers may overpay, overlook key property issues, or enter into unfavorable contract terms.
